47% of first-home buyers paid more than they budgeted.
Here's how the rest buy.
They don't have better luck. They walk in already knowing what the property is worth, what the agent's guide is really doing, and the exact number they'll walk away at. For any listing in Australia, that knowledge costs $119 and arrives in writing, within 24 hours.

Ten things a $119 report tells you that six inspections won't.
A fair value range built from real sales — not the guide
The advertised price is a marketing decision. Your report rebuilds the number from recent comparable sales around the property, so you know whether the ask is honest, hopeful, or a trap set for auction day.
A clear read: where the price really sits
Not a data dump — a position on the evidence. Every report says whether the asking price is supported by recorded sales, sits under them, or sits over them, with the reasoning in plain English. The buyers who stayed inside their budget all had a version of this.
What the ad's wording is really telling you
“Motivated vendors.” “All offers invited.” “Priced to sell this weekend.” Listing copy leaks information about pressure on the seller. Your report reads it the way agents write it.
Where the price sits against the suburb's real market
The same ask can be a bargain in one suburb and delusional two streets over. We position the price against what's actually listed and selling around it right now.
A negotiation strategy with your numbers already in it
Opening offer. Walk-away ceiling. What to say when the agent calls to tell you there's another buyer. You get the strategy written for that campaign type — auction, fixed price, or “offers over”.
$119 for one property, fully decided.
A buyer's agent charges around $14,500 — and gets paid on settlement whether or not it was the right deal. A Property Decision Report is $119 — or $249 for three and $349 for five, at $83.00 and $69.80 a property. Every pack is the same complete report, including the comparable sales pack, the agent record deep-dive and the negotiation call scripts: price only changes how many properties it covers, never how much work goes into each one. One-off, GST included, and we're paid the same whether you buy or walk away — so “don't buy this one” costs us nothing to say.

Red flags surfaced before you spend on building & pest
Days on market creeping up, quiet relistings, a price history that doesn't match the story — the cheap-to-know facts that are expensive to discover after you've paid for inspections and reports.
Built by hand for your property — not an algorithm printout
Automated estimates are a starting point, and banks give them away because that's what they're worth. Your report is assembled and checked by hand, for one property, once. That's why it takes hours, not seconds.
One mistake costs 500× the report
Overpay by just 3% on a $700k home and you've lost $21,000 before you've picked up the keys — locked into the mortgage, compounding for thirty years. That's the overspend nearly half of first-home buyers describe.
If it misses our published standard, we fix it or refund it
Read your report against the standard we publish at our methodology page — recorded evidence, comparables shown. If yours falls short of it, reply within 7 days and we'll revise it or refund it in full. What do you have to lose, other than $21,000?
Order risk-free — $119Know before you offer
Guaranteed: delivered within 24 hours, or we revise or refund. And if it misses our published standard, tell us within 7 days and we revise it or refund it.
From real Decision Reports
“The guide sits $40–60k under the range comparable sales support. Budget for bidding to open above the top of the guide, and set your ceiling before the auctioneer sets it for you.”
“Asking price is 9% below the suburb midpoint for equivalent stock. Days-on-market and the vendor's wording both point to a negotiable campaign — open $35k under ask.”

Fair questions
How is this different from a free bank or CoreLogic report?
Those are automated estimates — a computer's guess at value, identical for every user, wrong by design at the edges. A Decision Report is built by hand for one property and one buyer: it shows where the asking price sits against recorded sales (supported, under, or over), gives you a fair value range with reasoning, and hands you a negotiation strategy. Banks don't do that, because the bank isn't on your side of the deal.
Is this financial or property advice?
No. The report is general information and education — analysis of public market data about a property. It isn't financial advice, legal advice or a formal valuation, and it doesn't consider your personal circumstances. The decisions stay yours; the report makes them informed ones.
What if the listing doesn't show a price?
That's where the report earns its keep. “Offers over”, auctions and no-price campaigns are pricing tactics — the fair value range is rebuilt from comparable sales, so you get a number even when the agent won't give you one.
Which states do you cover?
All eight states and territories, for any listing on the major Australian portals. Stamp duty and cost calculations use your state's own schedule.
How fast will I get it?
Every report is delivered within 24 hours of payment — the standard, included free, and guaranteed: if we ever miss it, we revise or refund. It's still built and checked by hand before it ships.
Where does the data come from?
Public listing information, recent comparable sales, current suburb asking prices, and state government cost schedules — assembled per property and sanity-checked before sending.
Can I see a report before I buy?
Yes. There is a complete 16-page sample for every state and territory on the main page — free to read, no email required. They are illustrative samples: the property and the figures are modelled on suburb-level data, not delivered client reports.
What if I don't like it?
The guarantee is simple: if your report doesn't meet the standard we publish on our methodology page, reply within 7 days and we'll revise it or refund it in full.
Is my search private?
Yes. We never contact the agent or the vendor, and your report and details are never shared. The agent will have no idea you're this prepared — that's rather the point.
Built for the buyer's side of the table
The Buyers Grail is the research desk a buyer should have before they sign: the number in writing, the vendor's position, and what to say when the agent calls. $119, instead of a regret.
