The entire value of a Property Decision Report is that it answers to exactly one person: the buyer. This charter is the standing commitment that keeps it that way. It is deliberately short, so there is nowhere to hide.
1. Buyer-side only
We work for property buyers. We are never engaged by, or paid by, the selling agent, the vendor, or a property developer — not for reports, not for placement, not for "partnerships". We never contact the selling agent or the vendor about your purchase.
2. Paid the same, whatever the evidence says
You pay a flat, published price before we start. We earn exactly the same whether the recorded sales support the asking price or sit well under it — so a report that says the numbers don't stack up costs us nothing to write, and we write it when the evidence says so.
3. No referral fees touch the report
Nothing inside a report is ever influenced by a commercial arrangement. We do not accept referral fees, commissions or kickbacks from agents, brokers, lenders, conveyancers, or anyone else, in exchange for what a report says. If we ever offer the report through business partners (for example, a mortgage broker providing it to their clients), that arrangement is disclosed to you in writing and has no connection to the report's content.
4. The method is public
How we reach the numbers is published at our methodology page: recorded sales evidence, comparables shown in full, a compliance check before shipping, and "not available" instead of a guess. You can check our working in every report.
5. Your search stays private
We never tell a selling agent, vendor or anyone else which property you're deciding on. Your report is yours.
If we ever break this
If you believe anything in a report has been influenced by a conflict of interest, write to howdy@thebuyersgrail.com. The director reads those personally, and if we've fallen short of this charter you'll get a full refund and a straight answer.
