Property calculators
Free calculators for Australian buyers: transfer duty by state, borrowing capacity, repayments, LMI, LVR, deposit timeline, ownership costs and rental yield.
Every tool runs in your browser from the same code that builds the numbers in a Property Decision Report. Nothing is typed by hand: change the inputs and the figures recompute; the reference tables on each page were produced by the same functions when the page was published.

What these calculators are, and are not
They are general information tools. They apply published rate bands, thresholds and standard formulas to the figures you enter. They do not know your circumstances, your lender's policy, or the property. A transfer duty figure is only as current as the state schedule it was built from, and every page shows the vintage it carries. A borrowing figure is an estimate of what a lender's serviceability test tends to produce, not an offer of credit.
Where a first-home concession appears, it is conditional on eligibility rules the calculator does not check. The note under each result says what those conditions are.
The one thing no calculator can do is tell you what a particular property is worth. That is the comparable-sales work a fair-value range is built from, and it is what the report does for the property in front of you.
Where the report fits
A Property Decision Report does this work for one property you're weighing up: the fair-value range built from recorded comparable sales, where the asking price sits against it, the vendor and agent read, the risks that matter, and your opening, target and walk-away numbers, in writing, within 24 hours.
