Rental yield calculator
Indicative gross rental yield from the price, the state's median weekly rent and the bedrooms. Gross only: vacancy and holding costs are not deducted.
Status: The state median rents in this calculator are indicative figures compiled in 2024 with no published source. A dated, sourced series replaces them in the next refresh; until then the yield is a rough indication only.

Gross rental yield is the annual rent as a percentage of the price. It is the first number an investor looks at and the least complete, because it says nothing about the costs of holding the property or the weeks it stands empty. This calculator gives the gross figure from a state-level median rent adjusted for bedrooms, which is a starting point and not a property's actual rent.
How the calculator works
It takes the state's indicative median weekly rent, adjusts it up for four or more bedrooms and down for two or fewer, multiplies by 52 and divides by the price.

What the figure leaves out
Everything that turns gross into net: vacancy, property management, rates, insurance, maintenance, strata levies, land tax where it applies, and the loan. A state median also hides the spread between suburbs and between a renovated house and an unrenovated one on the same street. The rent a specific property commands is a matter of recorded lettings nearby, in the same way that its value is a matter of recorded sales.
Where the report fits
For an investment purchase the report shows the fair-value range, the suburb's recorded growth over the last year and the last five years and the holding costs for that property, which together say more about the return than a gross yield can.
